Budget is one of the most important factors. For the most part budget depends on size, location, condition, furniture, building, and neighborhood. So it is important to determine your budget from the beginning. As a general guideline, Prague studios typically cost from 10 000 CZK per month. One bedroom apartments are from 15 000 CZK per month. Two bedroom are from 18 000 CZK and three bedroom apartments range from 25 000 CZK per month. Variations in price depend on location and size of a flat.

Neighborhood that you are going to choose usually depends on your preferences and situation. You might want to choose an apartment close to your work, children’s school, gym, park and etc. The good news is that it is fairly easy to travel in Prague due to its perfect public transportation system. The Lease Agreement abides by § 685 of the Civil Code. The main articles contained in the contract: Normal duration of the lease is 1 year. Agreements are concluded for a definite period of time with or without an option of renewal. Termination of the contract is possible only by an agreement of the both contracting parties. The land lord can withdraw from the agreement also for the reasons and in the manner provided for in § 711 of the Civil Code.
Lease requirements in Czech Republic are: one or two month deposit, first month rent which is usually paid upon signing of contract. Signed contract between two parties and your ID/passport details.
The cost of real estate agent equals one month rent plus 21% VAT.
It is very important to specify exact amounts, due dates and payment options, what is included in the rent and which services are paid extra – f.e. water and sewage disposal, gas, electricity, refuse disposal, common spaces (lift, light, cleaning of the house), reception, parking. Some services can be stated as fixed amount, some are only monthly deposit charges and a reconciliation will be made once a year based on the actual consumption.
There is a refundable security deposit in the amount of 1 to 3 month rent. The deposit is paid upon signing of the contract. This refundable deposit will be returned to you in the end of stay or used for repairing damages caused during your stay that have not been settled before expiration of the lease contract.
